FAAC Gate Motor Replacement: The Newport Beach Owner’s Guide
FAAC gate motor replacement in Newport Beach typically runs $850-$1,450 installed, depending on the model and whether you’re replacing just the motor or the full operator assembly. We stock FAAC-compatible motors and control boards on our trucks for most 400, 412, 415, and 770 series units, so the work is usually done in one visit. The way most homeowners find out is unremarkable: the gate stops mid-swing, or starts making a grinding sound it never made before, or simply won’t respond to the remote on a Tuesday morning when the trash trucks are already in the neighborhood.
Salt air is the quiet enemy here. Victor Salinas grew up on the Balboa Peninsula, so he knows exactly what Newport Beach’s marine layer does to a gate motor over five or six years. The corrosion creeps into the capacitor first, then the limit switches, then the motor windings themselves. By the time you notice, the damage is usually done.
Which FAAC Models This Applies To
This guide covers the FAAC swing and slide gate operators most common in Newport Beach driveways: the 400 series (400, 402, 412, 415), the 750 and 770 slide operators, and the newer S418 and S450 models. If you have an older 390 or a C720, the replacement parts are getting harder to source, but we still carry or can order them.
Here’s the compatibility gotcha most homeowners don’t know: FAAC changed their motor mount bolt pattern between the 412 and the 415, so a 412 motor will not drop into a 415 housing without an adapter plate. If you’re reading a parts forum telling you they’re interchangeable, that’s wrong. The other thing to check is the hydraulic versus electromechanical split. FAAC 400-series hydraulic operators use a completely different pump motor than the 415 electromechanical arms. The model plate on the side of the operator housing has the series number stamped into it. Take a photo of that plate before you call anyone, including us. It saves a trip.
On the OEM versus aftermarket question: FAAC OEM motors are well-built but expensive, and for older units the lead time can stretch to three or four weeks. We install quality aftermarket equivalents where they match the OEM torque and RPM specs, and we’ll tell you plainly when they don’t. Some aftermarket motors for the 400 series under-spec the capacitor, which shortens motor life in Newport Beach’s salt air. We don’t use those.
Ironworks Gate Co. is an independent service provider. We are not affiliated with FAAC, but we’re trained and equipped on their equipment along with eight other major gate-automation brands.
Signs Your FAAC Gate Motor Replacement Is Failing
- Gate starts, stops, and reverses mid-cycle. This usually points to failing limit switches or a motor drawing too much current and tripping the board’s obstruction sensing. It’s not the gate being finicky; it’s the motor telling you it’s working too hard.
- A grinding or high-pitched whine when the gate moves. Worn motor bearings or a failing gearbox. In Newport Beach, salt corrosion accelerates bearing wear. Once the bearing goes, the motor shaft wears unevenly and the whole unit follows.
- The gate moves slower than it used to, especially in one direction. A capacitor going bad is the typical culprit on FAAC hydraulic units. The motor still runs but can’t build full torque. It’s a $40 part that, if ignored, becomes a $900 motor replacement.
- The motor hums but the gate doesn’t move. On hydraulic FAAC units, this points to a failed pump motor or a bypass valve stuck open. On electromechanical arms, it’s usually the gear reduction stripped. Either way, continuing to press the remote repeatedly will burn out the control board too.
- Burning smell near the operator after use. Overheating motor windings. In coastal air, the cooling fins corrode and stop dissipating heat properly. A motor that smells hot is a motor on borrowed time.
Replacement Cost & What’s Included
Here’s the straight math for Newport Beach, where our shop rate reflects the coastal market and the reality that half the gates we service are salt-corroded before we touch them:
| Service | Typical Price Range |
|---|---|
| FAAC motor replacement (parts & labor) | $850-$1,450 |
| Motor plus new control board | $1,200-$1,900 |
| Full operator swap (motor, board, arm/ram) | $2,100-$3,400 |
| Capacitor only (early catch) | $120-$220 |
The range depends on which FAAC series you have, whether the mounting hardware is reusable or rust-welded in place, and whether the control board has to be replaced along with the motor. We quote the full price before any work starts, and that’s the number on the invoice when we’re done. No surprises. The motor itself is covered by the manufacturer’s warranty, and our labor is backed by the 90-Day Done Right Promise: if it’s not right, we come back and make it right, in writing, no argument.
DIY or Call Us?
Here’s where homeowner repairs go wrong with FAAC operators specifically. These are 120V or 240V motors wired into a control board with capacitor discharge that can hold a charge even after the breaker is off. If you’re not comfortable working around stored electrical energy, this is not the job to learn on. The torque adjustment, the limit switch calibration, and the hydraulic bypass valve setting all have to match the motor’s spec sheet, and a mis-set limit switch will slam a 600-pound gate into a post or a car.
What you can safely do: check that the breaker hasn’t tripped, photograph the model plate, and listen to the motor while someone else presses the remote. That diagnostic information helps us bring the right part the first time. The actual swap is a job for a technician who’s done it a few hundred times. Call (760) 852-5601 and we’ll have a background-checked, uniformed tech at your driveway with the right FAAC motor on the truck.
FAQs
Eight to twelve years is typical, but in beach-adjacent neighborhoods like Balboa, Lido Isle, and the Peninsula, salt corrosion cuts that to six to nine years. Motors mounted closer than a quarter mile to the ocean always fail sooner. A $89 seasonal tune-up, including cleaning the cooling fins and sealing the capacitor, will add two or three years to the life of the motor. Call (760) 852-5601 to schedule.
Sometimes, yes. A failed capacitor, a worn limit switch, or a seized release mechanism can be repaired for a fraction of the cost of a new motor. The deciding factor is whether the motor windings are burned or the bearings are shot, and by the time those fail, repair isn’t economical. We’ll tell you honestly which one you’re looking at, and the second opinion is free on any written estimate.
Most single-motor replacements take two to three hours on site, including removing the old motor, mounting the new one, wiring it into the board, recalibrating the limits, and testing the full cycle. If the mounting bolts are rust-welded, which happens on older Newport Beach gates, add thirty minutes for extraction. We complete the swap the same visit we bring the part.
We keep FAAC 400, 412, 415, and 770 series motors and control boards on our trucks. For less common models, like the S450 or older 390 units, we can source the part and schedule the install once it arrives. If you call with the model plate photo we mentioned earlier, we’ll tell you before hanging up whether we have the part on hand.
If your FAAC gate motor is failing, call (760) 852-5601 for a free estimate. A live person answers, 24 hours a day, every day. We’ll quote the price before any work starts, and we’ll stand behind it. A gate that works right is one you stop thinking about.
